FEMA to release new maps Tuesday

The Federal Emergency Management Agency will release the latest preliminary working flood maps to the public Tuesday, a day later than previously anticipated.

County officials will receive the maps first on Monday, and the maps will be posted online by midmorning on Tuesday, said spokesman Darrell Habisch.

These maps are the most recent updates in FEMA's first major upgrades of the flood maps since the 1980s. The maps also become the "best available data" for the purposes of those rebuilding their houses following Hurricane Sandy or starting new construction.

However, Habisch said, sometime this fall FEMA will begin rolling out a new set of preliminary maps. These maps will be the ones that the public can comment on and review during public hearings. Revisions to those maps will be rolled into the final Flood Insurance Rate Maps, which will set the elevations and flood zones for insurance purposes.

Following Sandy, FEMA released advisory maps to give homeowners an idea of how high they may have to rebuild storm-damaged houses to meet stricter elevation requirements. In January, New Jersey adopted the maps and all subsequent revisions as the best available information, plus an additional foot, as the state standard for rebuilding.

The advisory maps, however, drastically increased the velocity zones, which have the highest risk and require homeowners to build houses on piling foundations in order to garner the lowest insurance rates.
