Emily Guarriello, of Absecon, said people who love nature and who seek to achieve a degree of wellness through exercise will appreciate the home she has for sale at 512 Lazy Lane.
“I think my house is best suited for a family who appreciates nature. We have the most gorgeous birds that come. The deer come,” said Guarriello, who added there is an electronic fence if a family moves in with a dog.
Guarriello’s house sits on a half acre of land. There is a marsh and then the bay. The sunlight enters her home from the east during the daytime, and at night, she can see the lights from the Marina District casinos in Atlantic City — Borgata Hotel Casino & Spa, Golden Nugget Atlantic City and Harrah’s Resort.
“There are only three homes like mine on my street,” said Guarriello, who is selling her home for $400,000 because she is downsizing.
Guarriello said she frequently sees cardinals and wrens on her property. She has a tree at her back window.
“The birds build a nest, and I watch the babies being born, and then the mom and pop feeding the baby. I think it’s just amazing,” said Guarriello, who added she has deer on her property and has seen babies being born annually.
The two-story, four-bedroom, 2½-bath house was purchased 17 years ago. Guarriello estimates she looked at more than 400 houses over a four-year period before deciding to buy the home.
“We looked all over the place. I never even heard of this town before I saw this house advertised,” Guarriello said. “The house has a wonderful energy to it. It just feels right.”
On the first floor, there is a two-story foyer with a curved staircase. Off the foyer, there is a sunken formal living room to the right and a sunken family room to the left with a fireplace that has built-in bookshelves that flank it.
The formal dining room has French doors. The sliding-glass doors take visitors to the wraparound deck that overlooks a large backyard. There is a hot tub tucked into the woods, and a well outside that can be used to water the lawn, Guarriello said.
The kitchen provides granite counters and upgraded stainless-steel appliances. There is also a breakfast area that is filled with sunlight due to the wraparound windows.
The second floor offers four bedrooms, including a master bedroom that features a dressing area, walk-in closet, master bath with double vanities, a whirlpool tub and a sliding-glass door that leads to a private deck.
“Three of the four bedrooms overlook the bay,” said Guarriello, who added the kitchen, sun room, living, family and dining rooms also overlook the bay.
The first floor features a sun room that has played a big part in Guarriello’s exercise and wellness regiment. It was built as a yoga studio, and it is her favorite space to be in.
Besides yoga, Guarriello also practices qigong and the Chinese martial art of tai chi in her sun room, which faces southeast so the sunlight can come through the windows in the morning.
“I also study tang soo do (Korean) karate. I’m going for my fourth degree,” Guarriello said.
An open house is scheduled for Guarriello’s house from noon to 3 p.m. Sunday.
